TDG was retained by Senior Living Communities to provide Architectural, Structural, Mechanical, Electrical and Plumbing design services for the new campus at Port St. Lucie in Port St. Lucie, FL. The campus includes a 20,000 SF Clubhouse, three 43,500 SF Apartment Buildings, a 13,395 SF Assisted Living Building with a 14,854 SF Alzheimer’s Care Building, a Wellness Center that includes an indoor therapy pool, a 1,000 SF maintenance building, and a gatehouse and gazebo. The Clubhouse is a two-story structure with dining rooms to seat 240 people, a kitchen, an activities room, a library and offices and other support spaces. The Apartment Buildings are three-story structures with 30 units each. The Assisted Living Building is a single story structure containing 23 residential beds. The Alzheimer’s Care Building is a single-story structure with 32 beds. The campus also includes an outdoor pool and bathhouse for all residents.

The facility is a two story 61,600 SF, 70 unit independent living apartment building for the elderly. Included in the design are a central dining room, commercial kitchen, private dining area, living room, bar/lounge, library, exercise/therapy room and various activity rooms. At the owner’s request, the building’s construction type is designed for possible future conversion to state licensed assisted living care. The ground floor may include an Alzheimer’s Care wing.

Full-service design and consulting services for the Homestead Hills apartments and clubhouse in Winston-Salem, North Carolina. The three building complex on a seven acre site completes an existing continuing care community which includes single family independent living neighborhoods as well as assisted living facilities. Two three-story wood framed apartment buildings totaling 89,129 SF provide 62 residential units with site provisions for a future third apartment building. The two-story 20,704 SF clubhouse includes administrative offices and the dining and social facilities for the residents.

The 30 unit, 40,907 SF apartment building is located in New Bern, NC, and is the third phase of an existing assisted living and independent living senior campus. The facility is connected by covered walkway to the existing Phase 2 building, which houses the commercial kitchen and dining room. McCarthy Court 3 includes a grand living room, screened porch, and patio.

The Assisted Living Building is a single story structure of 29,200 SF containing 48 residential beds. The facility contains dining and living rooms, an activity area, offices, storage and support spaces. The Clubhouse is a two-story structure of 9,000 SF with dining rooms to seat 150 people. The dining area is supplemented with a kitchen, game rooms, a library, offices and support spaces to accommodate the independent living residents within the development.

In 2011, Donald Thompson, with the Maxwell Group/Senior Living Communities retained Triad Design Group to design a new prototype health care campus. The new campus was to provide Assisted Living, Alzheimer’s Care and Nursing Care services. Included also were a Clubhouse/Wellness Center to provide centralized administrative offices, living, dining, activity spaces and wellness programs for campus residents. The Wellness Center is a key component of the services program and includes exercise rooms, rehab therapy rooms and a heated therapy pool. Nursing Care and Alzheimer’s Care building plans are based on a lower care-giver to resident ratio with only twelve bedrooms per Staff Care Station. The name Well-more reinforces the program of wellness care.
The campus design includes six buildings, all connected by enclosed corridors to provide climate controlled access between buildings for all residents and staff. Each building has direct access from parking areas for staff and family members. Visitors gain controlled access through the Clubhouse. There is a 27,000 SF Clubhouse, two two-story 32,000 SF Assisted Living Care buildings, two 19,000 SF Nursing Care Buildings and one 18,600 SF Alzheimer’s Care building for a total campus enclosed building area of 147,600 SF.
Sites are to be located near larger urban areas in various cities across the southeast. Tega Cay, South Carolina near the city of Charlotte, North Carolina and surrounding suburban development is the first location.
